Your roof is your main protection from the rain, hail and sunshine, it is expected that even the best roofs will eventually need a repair, restoration or a complete replacement. This is something that cannot and should not be ignored. But how do you know when to look at roof restoration or repairs? We have put together some helpful insights to give you the minimum amount of knowledge to identify if your roof is in need of a complete roof replacement or a roof restoration.

You can identify a few issues that your roof is damaged from inside your home. Water damage signs can include trails of leaking and dark spots. These signs can be from having damage in your roof or from pipes in your walls and both should be inspected quickly and thoroughly.
Having one of these issues may suggest you just need a roof repair although if you have multiple or more signs of damage you may need to look into a roof restoration or a full roof replacement.

From outside you can see even more and will be able to inspect the roof properly. Depending on your home you may need a ladder to take a good close look at your roof. Make sure you are safe when walking on your roof, ensure you have a stable ladder, do not walk on a steep roof and try to not walk on sections that are not supported, also make sure you have someone there with you just in case.

Things you can look out for include:

• Any worn out or loose materials. Make sure you check these thoroughly around the chimney, gutters, pipes and air conditioners, as well as any other parts of the roof where it may have been cut and resealed over the years.
• Mould, rot and moisture is very important to keep on top of because it can cause major damage and health risks if it is ignored.
• Bubbling in eves around the house. This is normally an issue of blocked guttering but can also be caused by having holes in your roof which can lead to bubbling inside the home.
• Any damage to guttering and downpipes.
• Damaged or worn out roof valleys.
• Sagging: Any sagging at all is a bad sign and needs to be fixed as soon as possible. It means that that particular spot on the roof is going to be holding more pressure from rain and wind. A roof replacement might be the plan if your roof is sagging heavily.
• Flashing: Older homes will need their flashing to be looked at thoroughly simply because the materials they used do not last and will have wear and tear. Consider replacing all of the flashing on your roof if there are any cracks or breaks.
• Age: This is a simple check up to conduct that doesn’t require you to go on your roof. If your roofing is over 20-25 years a roof restoration and check up from a professional will be in your best interest.
• Crumbling or cracked tiles: A roof is only as strong as its weakest tile! Any cracks or breaks in roof tiles will allow for water and other debris to enter your roof and cause exterior and internal damage to your home. These need to be replaced immediately or at least covered up until you can get them replaced.
• Corrosion and worn paintwork: Corrosion normally comes around when there is water gathering and sitting around the fittings. If you can see any flaking paint, rotten wood or rusted fittings it is a good idea to get those fixed with a roof restoration process then leave it till its too late and you need a roof replacement.
